The Residence

2335 Sunset Drive sits on the Ventura hillside with the Pacific stretched out in front of it. The 2025–2026 redevelopment was designed around that setting: the great room, the kitchen, and the primary suite face the ocean, and the principal rooms open through bifold and French doors to the deck, with a roof deck above the garage sharing the same view. Behind the finished architecture is a comprehensive reconstruction, with foundation and structural work, an attached three-car garage, and building systems replaced throughout.

Designed around the view

The plan puts the rooms people actually live in on the main floor, facing the ocean: three bedrooms and an office that can serve as a fourth, the great room, and the kitchen. The great room, the kitchen with its casual dining area, and the primary suite carry ten-foot cove ceilings, and all three open to the outdoors: two eleven-foot bifold door systems at the casual dining area, a nine-foot bifold and French doors at the great room, and a ten-foot French door with sidelites at the primary suite. Roughly 620 square feet of black aluminum glazing across 25 windows and doors, about a quarter of the floor area, keeps the house bright without giving up privacy from the street below.

The main level holds the living spaces and the bedrooms, all oriented to the view; the street level holds the entrance, the garage, and the junior ADU.

Materials chosen with intention

The owners' background is in construction, and it shows in the selections. Wide-plank wire-brushed white oak floors run through the principal rooms and bedrooms. Walls meet floors and door jambs with shadow-gap reveals rather than casing and baseboards, so the rooms read as clean planes. Interior doors are seven feet tall and solid-core, hung on matte-black lever hardware. The kitchen is quartersawn white oak cabinetry with plywood boxes, topped in Taj Mahal quartzite that runs from the counter to the ceiling behind the range. Bathrooms carry large-format tile, and the primary bath a freestanding soaking tub.

Between the two levels, a Viewrail floating staircase turns ninety degrees on a single black-steel stringer, with white oak treads matched to the floor and LED lighting under each tread. It sits in front of a single twelve-lite fixed window 7'-3" wide and 17'-6" tall, so the stair is lit by daylight all day and reads as the house's signature element from the street at night. The wall it climbs is faced full height in the same Evolve stone veneer as the exterior.

The garage, the roof deck, and the junior ADU

The attached three-car garage, added in the redevelopment, has 13'-6" of clear interior height under three eight-by-eight doors with transom windows, and a two-stop dumbwaiter that carries groceries from the car to the kitchen counter. Above it, a 600-square-foot roof deck in TimberTech Weathered Teak with a rod railing gives the house a second outdoor room with the same view as the great room. Tucked into the plan is a 377-square-foot junior ADU with its own full kitchen, full bath, and independent heating and cooling. The reconstruction

This was not a cosmetic remodel. As part of the 2025–2026 redevelopment the house was taken down to the studs and rebuilt on poured-in-place concrete foundation and stem walls with an engineered structural system. The work also includes:

  • A Class A roof with Presidential-style architectural shingles.
  • Teza black aluminum windows and doors with Low-E tempered insulated glass.
  • Heat-pump heating and cooling with variable-speed fan coils for the residence, and a separate ductless system for the junior ADU.
  • 200-amp electrical service and wiring, with LED architectural lighting throughout.
  • Domestic water supply and drainage systems replaced, with a 75-gallon water heater on a timed recirculating pump.
  • NFPA 13D fire sprinklers with concealed heads throughout the residence and the junior ADU.
  • One-hour-rated exterior wall assemblies, fire-resistant attic vents, and fiber-cement siding.
  • A waterproofed roof-deck assembly beneath the TimberTech decking.

An owner-managed build
