Foundation forms and stem walls — September 2026
The house is down to the studs and shored while the stem walls are formed and the rebar goes in. The old footings are coming out in the foreground.
Foundation excavation — July 2026
Footings and grade beams trenched below the existing framing, with the street and the ocean beyond.
